One-time close · Loan guide
Lot plus build in Utah or Idaho without two full origination events.
How this program works
Utah and Idaho cities on this desk use the same person and a program that has to match the house.
A one-time-close construction loan covers the build and then converts to the permanent mortgage, so you are not originating two full loans. Draws are released as the builder finishes stages. The budget, the builder, and the draw schedule need to be in writing before anyone treats the payment as final.
Lot-plus-build files show up in Utah County and across Idaho, including people building outside the Boise and Salt Lake cores. Interest during construction is part of the cost. If the permanent rate is what you care about, ask when it is set. Some locks happen at the start, and some are later.
