The office is on Main Street in Alpine. The files are not limited to one county. A purchase in Saratoga Springs, a refinance in Draper, and a HELOC in Meridian are the same kind of work: one person, the numbers in writing, and a program that fits the house and the income.

The differences that matter are on the map: USDA eligibility, jumbo prices on the bench and in Eagle, VA buyers near Hill Air Force Base and Mountain Home, and Utah Housing, which stops at the state line. The calculators use the same math in both states.

Utah County

Home base. Alpine, the northeast bench, and the cities where most first offers and move-up sales on this desk actually happen.

Highland and Cedar Hills sit up against the bench with Alpine. Lehi, American Fork, Pleasant Grove, and Saratoga Springs are the everyday purchase and refinance map. Provo and Orem add condos and townhomes that need a project review before the loan is a sure thing. Jumbo shows up in the northeast bench cities. USDA usually does not, so a zero-down conversation here starts with VA, assistance, or a low-down conventional file.

Salt Lake and the Wasatch

A different commute, and often a different price, from the Utah County files.

Salt Lake City and Draper are primary-home purchases and refinances with Wasatch Front taxes and insurance in the payment. Park City is where jumbo and second-home files show up, with reserves and rental rules a primary-home pre-approval does not cover. The program list is the same. The documentation is not. Say whether the house is a home, a second home, or a rental at the start.

Southern Utah

Washington County is a long drive from Alpine and still the same desk.

St. George brings retirement purchases, second homes, and primary homes. The useful question is how you will use the property. That choice changes conventional, jumbo, and investor options more than the distance does. USDA eligibility is more plausible here than in Alpine, and it still has to be checked on the address and the household income before an offer assumes zero down.

Boise, Meridian, and Nampa look a lot like Utah County files: first homes, move-ups, and refinances where the break-even has to be real. Eagle is where prices push into jumbo. VA is a practical option with Mountain Home within reach. These are Idaho loans originated from Alpine, with Idaho rules, not a Utah application with a different city typed in.

Eastern Idaho

Outside the Treasure Valley, and still inside the service area.

Idaho Falls, Rexburg, and Pocatello see purchases, refinances, and construction. USDA eligibility is more common once you leave the Boise core, and it still depends on the specific address and the income cap for that county. One-time-close construction shows up where someone is building on their own lot. The draw schedule and the interest during the build belong in the plan before the permanent payment does.

Northern Idaho

The northern end of the map, handled as an Idaho file.

Coeur d’Alene brings primary homes and second homes. If the property is a short-term rental, say so at the start. That is a different program than a house you will live in, and it changes reserves, insurance, and whether a conventional loan or a DSCR loan is the comparison. Distance from Alpine does not change who you talk to.
