These Terms of Use (“Terms”) govern your access to and use of the website at brandonmaughan.com, including the calculators, text-back forms, and any related communications with Brandon Maughan (together, the “Services”). By using the website or submitting information, you agree to these Terms.

If you do not agree, do not use the Services.

1. The Desk

The Services are provided by Brandon Maughan, NMLS 1862493,, a senior loan officer with West Ridge Financial, LLC, NMLS 267440, working from 134 S Main Street, Suite 100, Alpine, UT 84004, and serving Utah and Idaho. Contact details are at the end of these Terms.

West Ridge Financial, LLC is a mortgage broker. Brandon Maughan is not a lender. This website does not originate loans by itself. Any loan, if offered, is made by a licensed lender and is subject to application, underwriting, appraisal, and credit approval. Licensing information is at NMLS Consumer Access.

2. Eligibility

You must be at least 18 years old and able to form a binding contract to use the text-back forms or request loan help. If you use the Services on behalf of another person, you represent that you have authority to do so.

3. Not an Offer, Application, or Commitment

• Nothing on this site is an offer to lend, a pre-approval, or a commitment to rate, cost, or terms.
• Submitting the three-question form is not a Uniform Residential Loan Application (1003).
• This site does not pull credit.
• Licensed states must match the file. We work Utah and Idaho files.

4. Calculators and Estimates

Payment, affordability, refinance break-even, HELOC, buydown, closing-cost, and other tools are educational estimates. They may use assumed or county-level tax, insurance, HOA, PMI, and closing figures. Actual costs vary by property, program, credit, and market.

Calculator results are not a Loan Estimate, Closing Disclosure, or Good Faith Estimate, and they are not a guarantee of qualification, rate, payment, cash to close, or available equity.

5. Text-Back and Communications

Brandon’s published contact hours are 8am–8pm MT. Response times depend on availability. If you are under contract or have a hard deadline, call (801) 875-9147.

By providing a phone number or email address, you consent to receive related communications by text, call, or email. Marketing texts can be stopped by replying STOP. Details are in the Privacy Policy.

6. Your Responsibilities

You agree to:

• Provide accurate contact and city information
• Not submit another person’s number or email without their permission
• Not use the site to harass staff or interfere with its security
• Not scrape, copy, or commercially reuse site content without written permission

7. Equal Housing

We do business in accordance with the Fair Housing Act and Equal Credit Opportunity Act. We do not discriminate on the basis of race, color, religion, national origin, sex, marital status, age, familial status, disability, or because all or part of income derives from a public assistance program, or because a person has exercised rights under the Consumer Credit Protection Act.

8. Intellectual Property

Website content, branding, and tools are owned by Brandon Maughan or licensors and are protected by intellectual property laws. You may not copy, scrape, or commercially reuse them without prior written permission.

9. Disclaimers

The Services and website are provided on an “as is” and “as available” basis. To the fullest extent permitted by law, we disclaim implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not guarantee uninterrupted or error-free website availability.

10. Limitation of Liability

To the fullest extent permitted by law, Brandon Maughan will not be liable for indirect, incidental, special, consequential, or punitive damages, or for loss of profits, data, or opportunity arising from use of the website, calculators, or communications.

Some jurisdictions do not allow certain limitations. In those cases, liability is limited to the maximum extent permitted by law.

11. Indemnification

You agree to indemnify and hold harmless Brandon Maughan from claims, damages, losses, and expenses (including reasonable attorneys’ fees) arising out of your misuse of the Services, your breach of these Terms, or your violation of law or third-party rights.

12. Governing Law and Disputes

These Terms are governed by the laws of the State of Utah, without regard to conflict-of-law rules. Before filing a formal dispute, you agree to contact us and attempt to resolve the issue informally.

If a dispute cannot be resolved informally, the parties agree to binding individual arbitration in Utah County, Utah, except that either party may seek injunctive or equitable relief in court for intellectual property or unauthorized access issues. To the fullest extent permitted by law, class actions and class arbitrations are waived.

13. Changes to These Terms

We may update these Terms from time to time. The “Last Updated” date will change when we do. Continued use of the Services after an update constitutes acceptance of the revised Terms.
