Down payment assistance is a set of local and state programs, not one product. Some are grants. Some are silent second mortgages. Some have to be repaid if you sell or refinance inside a set number of years. Utah Housing is one path. City and county programs around Utah County and Salt Lake open and close as the funding is used.
The useful comparison is cash to close and the total payment, next to a family gift if you have one. Assistance that saves money on day one and costs more every month is not automatically the right loan. Check that the program is funded for that address before the offer assumes it.
