ITIN loans are for borrowers who file taxes with an Individual Taxpayer Identification Number rather than a Social Security number. Not every lender offers them. The ones that do often want a larger down payment and more reserves than a conventional file.
Identification, income, and the property still have to be documented, in Utah or Idaho. Confirm a lender will actually take the file before you write an offer that depends on it. If a family member can gift funds, ask how that gift has to be papered before the contract does.
