Utah Housing Corp programs are for Utah purchases that fit income and sales-price limits. They are often paired with down payment assistance, which can lower the cash you need at closing and can also add a second lien or a repayment rule if you sell or refinance soon. An Idaho purchase is not a Utah Housing file.
Compare the full payment with a plain conventional or FHA quote, including any assistance that has to be repaid. A lower rate with tighter limits is only better if you qualify and you plan to keep the loan long enough for the terms to make sense. Funding and price limits change, so the check is for this year’s program and this county.
